Crawl Spaces and Melting Snow
March 15, 2023
The Association would like to suggest to all homeowners to check their crawl spaces for damp and wet ground. Due to the amount of snow this winter and the rapid melting, it would be wise to check for leaks and humidity. This is not an association covered area of your home, so any damage is the responsibility of the homeowner. If you need help checking your crawl space, please inform the association secretary, and they will arrange for someone to come help you. The association also has a ladder for anyone to borrow to help them get down there. Thank you.
Bylaws Revision and Covenants Amendment
January 11th, 2023
In December of 2022, a packet was sent out with newly stated Bylaws and an amendment to the Declaration of Covenants. At the Special Bylaws Meeting, held January 11th, 2023, the received votes were counted, and the majority voted in favor of the changes. This includes the increase in monthly dues to $120. The new documents will soon be ratified by the county, and then posted on our website under the Recourses tab, replacing the previous documents. You can now find the minutes for the bylaws meeting on the Recourses page. If you have further questions or concerns, you can contact the association secretary.
Association Communications
January 18, 2023
It has come to our attention that individuals in our community have been posting information to other units. We would like to inform our community that any Association official communication will be signed as from the board of directors. If you receive information posted to your unit from neighbors concerning association matters, we strongly encourage you to contact us so you can receive all the right information. Our goal as a Board is to be transparent, and increase membership participation where we can. Communicating in this manner is not prohibited, however, if this kind of behavior bothers you, don't hesitate to contact the Board for help with the matter.
Mailboxes
January 2023
New mailboxes have been purchased by the association. In anticipation of installation, please update your contact information with the association Treasurer. You can also inform them of how you would like to receive your new mailbox key (specifically for rental units, if you would like your key given to your renters directly, or mailed to you).
Snow Removal
Winter Months, Annually
Please Move your cars around the lot when you can for optimal removal. Please don't park with your bumper over the sidewalk. This prevents maintenance from clearing the sidewalks well.
Heat Tape Policies
November 16, 2022
The Association wants to remind/inform our community membership that heat tape on the roofs is the owner's responsibility. Owners are responsible for purchasing and maintaining their own heat tape. If you have newly purchased heat tape that needs installed, the association is happy to offer assistance. It is important to note, that any damage to the roof, gutters, interior of a unit, or other property that is caused by the misuse or non-use of heat tape is a liability on the owner. Please ensure the heat tape on your unit is plugged in and working. Please contact us with any questions. Thank you.
Independence Day and New Years
July 3-5th, Dec 31st, Jan 1st, Annually
Fireworks of any kind are prohibited on the property. Celebrate cleanly and safely!
Parking Infraction Fines
September 12th, 2022
The Board of Directors has voted to implement a fine system for driving and parking on any landscaped area. This applies to paved sidewalks, grass lawns, and any area that is not designed and intended for vehicles. The fine for such infraction has been set at $175 per incident. Any service vehicle that does so on the behalf of any owner or renter will cause said owner to incur the fine. Please inform any renter, guest, or hired service of our driving and parking policy.
New Handicapped Parking

We have added handicapped parking spaces to our lot. Please note their locations and be respectful of the owners that need to use them. A loading zone will also be added soon. Stay tuned.
Payment Increase
2021
As of the beginning of 2021, the dues payment has been risen to $110 to help offset increasing maintenance, insurance costs and other expenses. Please see your monthly billing statement for the adjustment.
Roof Payment Ended
February 2021
The reconstructed roof has been paid off, check your billing notifications for your payment adjustment.
